Maintenance
The unit will be professionally cleaned, carpets will be professionally cleaned, painted when/where needed,
maintenance inspection and repairs as needed.
You can enter the service request on the resident portal or call it the office.
There is an after-hours/emergency number that can be contacted also.
Emergency requests take priority and can be handled 24 hours a day. All others are entered into the system and will be repaired in order of receipt.
No, you will be asked if maintenance has permission to enter if you are not home to complete the repairs.
During office hours, you can come to the office along with your photo ID and we can let you in. After hours, you will have to contact a locksmith.
The apartment must be restored back to the condition it was at move-in. Any costs associated with the restoration will be passed on to you.
There is a standard for the appearance on the outside of the property.
Amenities
None at the moment, however, we are building a beautiful resort-style pool and spa, a fantastic new gym with brand new state-of-the-art equipment, and a resident clubhouse.
None at the moment. When the new pool and spa are operational the hours will be from 9 am to 10 pm.
Yes. All apartments come with one assigned carport. All uncovered parking spaces are available on a first-come, first-serve basis.
All apartments come with a full-size, front-load, energy-efficient washer & dryer.
Yes, Canyon Terrace Apartments is pet-friendly! We allow 2 cats and/or dogs per apartment. There is a pet application and process to be approved. Breed restrictions may apply.
Pet rent for a cat is $20 per month and for a dog is $35. Pet rent is required for each pet.
There is a $500 additional deposit for the first pet and another $250 for the second.
No weight restrictions, but there are breed restrictions.
Not at this time. There are pet stations available throughout the property.
Standard appliances included are a stainless steel refrigerator, dishwasher, range with a glass top surface, microwave, garbage disposal, washer and dryer.
No, but we can help facilitate delivery with the furniture rental company you have chosen to work with.

No, we are unable to hold it at the office. There are locations throughout Folsom that you can ship your items
to for pick up.
We do ask that our residents do not disturb anyone at any time. Sacramento County's quiet hours are from 10 pm to 7 am.
We do accept walk-ins! For the best experience, an appointment will ensure we have the time set aside for you.
The office is open seven days a week and available to help you with your needs.

Applications can be submitted on line for a smooth process and we will accept a paper application in the office.
The goal is to have all applications approved within 72 hours.

You can pay rent online on our resident portal each month, or even set up automatic payments for your convenience.
We will take checks, money orders or cashiers checks in the office.

Yes, all residents are required to have renter's insurance
Residents are responsible for all utilities. You will be able to pay your water, sewer, and trash in the office with your rent.
Contact SMUD for electricity. We will set you up with Yes Energy for your water, sewer and trash accounts.
Your apartment comes pre-wired for Comcast/Xfinity.
Yes! We love it when our residents choose their neighbors.
Guests are welcome in your home and under your oversight. There is a time limit that they can stay.

We are happy to offer flexible lease terms. Each apartment will have various pricing associated with a particular lease term and move in date.
Yes you will need to pay a new security deposit for your new apartment.
No, we do not allow subletting.
We do not have an early termination fee associated with breaking your lease. You will be responsible until the lease end date or the date someone else moves into your apartment. Come chat with us. We will start marketing the apartment when we receive notice that you are moving. No guarantees, but we will work to get the apartment reoccupied.
